Property Management Services
We are a full service property management company with over 15 years experience managing properties in Connecticut. We can provide any or all of the following services for you:


Tenant Placement – All tenant placement services performed – advertising, thorough screening (employment, finances and 2 previous landlord references checked with property inspections-paid for by applicant), forms handled (application/lease).

Collection of Rents – All rent payment activities, including door-to-door collection if required. Send late notices, upon agreement with owner, send to attorney for eviction proceedings (if necessary).

Funds - Deposit all funds into Owner’s bank account - your own check system and separate savings for security deposits.

Disbursements - Pay all operating expenses on a timely basis.

Records and Accounts - Maintain accurate accounting of income and expenses, notices to owners, invoices, etc.

Monthly Statements – Computerized financial data with detailed report to include all billing, deposit and balance information for the month as well as YTD totals and activity report for owners’ records and tax purposes.

Annual Report – Present wrap up of the year’s activities along with suggestions and assessments of physical property.

Physical Management - At least once a month - usually weekly - physical inspection of property - offer report on condition, repairs needed. Keep costs at a minimum through an open bid process in regards to lawn care, utilities, trash removal, snow removal, insurance, etc. Monitor all work being done to insure quality.

24-Hour Answering Service - We can be reached.

In-house Credit Bureau Services - This is available to anyone at a minimal fee.

General Contracting Business – Will assess any work needed and have a price ready, hiring licensed and insured professionals to do the best job at the best price.

Fees – Any of the above services are available singly or in any combination. All agreements for services and fees are negotiated on an individual basis.
